Factors That Affect The Cost Of A Home Renovation In Singapore

While the average renovation cost for new BTO flats is between $30,000 and $50,000, what you might end up paying for your home makeover could end being more (or less) depending on the following factors:

Property-related renovation cost factors

The type of home you have

Surprisingly, renovating a condominium unit could be less expensive than an HDB flat. This can be attributed to the fact that condominium apartments in Singapore often come ready with storage fixtures and flooring, which means saving on carpentry and tiling costs.

The age of your HDB flat

No surprises here, the older your HDB flat, the more expensive it's going to be to renovate. The difference in renovation cost between a brand-new BTO flat and a resale HDB flat can be as low as $2,000 to as high as $14,000

The size of your HDB flat

The bigger your HDB flat, the higher its renovation cost. For instance, the difference in cost between renovating a new 3-room BTO flat and a new 5-room BTO flatcan be as much as $8,000

Work-related renovation cost factors

The bulk of costs for an HDB flat renovation tends to come from:


Hacking: $400 ~ $700

Demolishing and/or re-building walls or structures within a house.

Masonry: $1,300 ~ $3,000

Laying of tiles and flooring foundations as well as post-hacking touch up.

Carpentry: $3,400 ~ $6,100
